Terms of Use

​1. AGREEMENT TO TERMS

These Booking Terms and Conditions ("Terms") constitute a legally binding agreement between Short Let Space Limited ("we," "us," or "our") and the guest ("you," "your") making a reservation through our website ("Site").

By proceeding with a booking, you confirm that:

  • You have read, understood, and agreed to these Terms in full

  • You accept our Privacy Policy and Cookie Policy

  • You are legally authorized to enter into this agreement

  • You will be financially responsible for all charges associated with your booking

Key Definitions:

  • Property: The rental accommodation featured on our Site

  • Owner: The legal proprietor of the Property

  • Booking Fee: Our service charge for facilitating the reservation

  • Rental Period: The confirmed dates of your stay

  • Security Deposit: A refundable amount held against potential damages

  • Company: Dow Properties Limited (trading as Crendon House Hotel), registered in the UK at 195 Hale Lane, Edgware, London HA8 9QN (Company No. 02193291)

2. KEY POLICIES

A. Bookings & Payments

  • Accepted Methods: Visa, Mastercard, PayPal, American Express, Stripe, Bank Transfer

  • Taxes: Prices include applicable VAT

  • Pre-authorization: Pay-on-arrival bookings require pre-authorization equivalent to one night's stay

B. ID Requirements

  • UK/EU Guests: Passport, national ID, or driver’s licence

  • Non-EU Guests: Passport only

  • Contract terms apply if the booking exceeds 90 days

C. Prohibited Activities

  • Strictly Prohibited:

    • Smoking (£200 penalty)

    • Parties or commercial activities without written consent

    • Illegal acts or automated scraping/fake bookings

  • Damages: Will be charged accordingly

3. INTELLECTUAL PROPERTY

  • All content (text, logos, media) on the Site is owned or licensed by us

  • Limited License: You may view or download content for personal, non-commercial use only

4. USER RESPONSIBILITIES

You confirm that:

  • You are over 18 and using the Site and Services legally

  • Your information is accurate and up-to-date

  • You will not misuse the Site or other users' data

5. LIMITATION OF LIABILITY

  • Services are provided “AS IS”

  • We are not liable for:

    • Site errors or outages

    • Damages due to misuse or unauthorized access

  • Maximum Liability: Limited to fees paid in the previous 6 months

6. GENERAL TERMS

  • Governing Law: English law (courts of Buckinghamshire)

  • Updates: We may update these Terms; please review regularly

  • Disputes: Contact us first. EU guests may use the EC ODR platform for resolution

7. BOOKING PROCESS & CONFIRMATION

​

7.1 Making a Reservation

All bookings require:

  • Full name and contact details of the lead guest

  • Valid payment card information

  • Acceptance of these Terms

7.2 Payment Structure

For bookings longer than 30 days:

  • Deposit: Full rental amount payable at booking

  • Balance: Due 6 weeks prior to arrival

  • Security Deposit: £200–£500, processed 7 days before arrival

For bookings longer than 180 days:

  • Deposit: 30% of total rental cost at time of booking

  • Balance: Payable in instalments/monthly, per signed contract

  • Security Deposit: £200–£500, charged as above

7.3 Confirmation & Documentation

Upon payment, you will receive:

  • Booking confirmation email

  • Rental agreement (Property-specific)

  • Directions and check-in instructions (7 days before arrival)

8. PRICING & ADDITIONAL CHARGES

​

8.1 Inclusive Costs

Rental price includes:

  • Accommodation for number of guests as stated

  • Electricity, water, heating

  • Post-departure cleaning

8.2 Additional Fees

You may incur charges for:

  • Tourist tax (as per local law)

  • Excess cleaning: £50–£150

  • Late check-out: £25/hour after 11am

  • Lost keys: £75 minimum

9. CANCELLATION & MODIFICATION POLICY

9.1 Guest Cancellations

9.2 Owner Cancellations

If cancellation is initiated by the Owner, we will:

  • Notify you promptly

  • Issue a full refund if no suitable alternative exists

9.3 Booking Modifications

  • Subject to Owner approval

  • £25 administration fee per change

  • Rate differences may apply

10. GUEST RESPONSIBILITIES

​

10.1 Use of Property

You agree to:

  • Use the Property for residential purposes only (guest, student, commuter, professional)

  • Not smoke or host events

  • Comply with local regulations and property rules

10.2 Occupancy

  • Max occupancy is strictly enforced

  • Undeclared guests may result in eviction without refund

10.3 Noise

  • Quiet hours: 11:00 PM – 8:00 AM

  • Excessive noise may lead to termination of stay

10.4 Property Care

Guests must:

  • Maintain cleanliness

  • Report damages immediately

  • Dispose of rubbish properly

  • Not move furniture or remove items

11. DAMAGE & SECURITY DEPOSIT

11.1 Deposit

  • Held as a pre-authorization

  • Released within 7 working days post-inspection

11.2 Deduction Criteria

May include:

  • Missing/broken items

  • Excess cleaning

  • Late check-out

  • Utility overages

11.3 Disputes

  • Submit objections in writing within 48 hours

  • Include photos or proof

  • We will mediate between you and the Owner

12. OWNER OBLIGATIONS

The Owner ensures that:

  • Property is available for confirmed dates

  • Amenities are in working order

  • 24/7 emergency contact is provided

  • Safety standards are met (gas/electric certificates, etc.)

13. Liability & Insurance

​

13.1 Our Liability

We are only liable for:

  • Correct reservation processing

  • Accurate communication

  • Handling payments properly

13.2 Your Insurance

We recommend purchasing:

  • Travel insurance

  • Cancellation cover

  • Personal liability insurance

14. Complaints Procedure

If issues arise:

  1. Notify the Property manager immediately

  2. Allow time for resolution

  3. If unresolved, escalate to our customer service

  4. Submit a formal complaint in writing within 14 days of check-out

​

15. Governing Law

These Terms are governed by English law. Disputes will be handled in the courts of England and Wales.
